Desert Hot Springs Pre-Approved ADU Program
Eight pre-approved plans in four architectural styles to fast-track your ADU project.
Important: These plans are pre-approved by the City of Desert Hot Springs for the structure only. Site-specific plans (site plan, grading, etc.) and agency approvals (SCE, Fire, etc.) are mandatory for all permit applications.
Program Overview
The City of Desert Hot Springs, in collaboration with YNG Architects, offers property owners a selection of eight (8) Pre-approved ADU Plans to promote the construction of new detached ADUs within City limits. Pre-approved plans reduce pre-construction fees and expedite the permitting process.
These plans are only to be used for NEW Detached ADUs on properties within City limits. They are not compatible for properties proposing an ADU in existing space or for attached accessory dwelling units.

Four unit types available in two style groups: Contemporary & Spanish or Mediterranean & Pueblo:
Studio
1-Bedroom / 1-Bath
2-Bedroom / 1-Bath
3-Bedroom / 2-Bath
Key Requirements
Prefilled ADU Plans
Complete set of Pre-Approved ADU Plans with your property information filled in.
Site Plan
Scaled site plan showing proposed ADU location, setbacks, and existing structures.
Grant Deed
Complete grant deed (all pages) demonstrating property ownership.
Hold Harmless Statement
Signed statement by property owner acknowledging program requirements.
How to Apply
Consultation
Talk to a Planner or Permit Technician if you have questions about the program.
Professional Support
Building designers, engineers, or architects draft the required site-specific plans.
Submission
Submit site-specific plans to the Planning and Building Departments.
Permitting
Once approved and a Building Permit is issued, construction begins.
Inspection
Periodically during construction, your ADU will require building inspections.

The Guidebook provides instructions to assist you in preparing your building permit submittal as well as provides an overview of steps the applicant needs to take leading up to the project being finalized.
