Coachella Pre-Approved ADU Program

Five detached ADU plans and one JADU plan in Spanish Colonial, Desert Modern, and Mission Revival styles.

Important: These plans are pre-approved by the City of Coachella for the structure only. Site-specific plans and agency approvals (Riverside County Fire, SCE, etc.) are mandatory for all permit applications.

Program Overview

The City of Coachella offers property owners a selection of five (5) Pre-approved ADU Plans and one (1) Pre-approved JADU plan to promote the construction of new detached ADUs and JADUs within City limits.

These plans are available in three architectural styles: Spanish Colonial, Desert Modern, and Mission Revival—allowing homeowners to choose a design that complements their existing property.

Each floorplan is available in three architectural styles: Mission Revival, Desert Modern, and Spanish Colonial.

Key Requirements

Site Plan

Must be drawn to scale by a California licensed Architect or Draftsman.

Solar System (Plans 3-5)

Required for Plans 3, 4, and 5. Must be designed by a CA licensed solar company.

Truss Structural Calculations

Must be designed by a truss manufacturer (e.g., Spates Fabricators).

Fire Suppression

If primary residence has sprinklers, ADU must also have them. Submit to Riverside County Fire.

Obtain Permit Materials

Download the building permit application and required forms from the sidebar resources.

Prepare Submittal Requirements

Gather all required documents including site plan, solar designs (if applicable), and truss calculations.

Submit Application via Email

Email your complete application package to buildingservices@coachella.org

Application Review

City staff will review your application within 3-10 business days.

Permit Issuance

Once approved, your permit will be issued and construction can begin.
